Review: If only there was a way to leave ZERO STARS. This apartment is a joke and I don’t recommend it to NOBODY! I wish we had never moved there! Our apartment was flooded by our upstairs neighbor while we had a NEWBORN and the office didn’t do anything to fix it other than put fans in to dry the carpet, and claim it wasn’t their problem. They left a gaping hole in our wall for months where they cut it open to “dry the wall” from the flood. We dealt with disgusting carpets from the water damage because they wouldn’t replace it and mold in our walls. We repeatedly told them about the mold and they continued to do nothing about it. The first time being in April 2023 and it is now November 2024 and still nothing done! We have had health issues because of it. Our youngest son has had repeated nosebleeds due to the mold. We asked them to replace the carpets and address the mold issues before we signed a new lease. They said they would fix the issues and 2 months later, NOT A THING HAS BEEN FIXED OR EVEN LOOKED AT! On top of that water comes through the windows, and when it snowed they were completely iced over on the inside. They charge you for pest control every month and we only had pest control come in ONE TIME during the 2 years we lived there. We had continuous issues with our dryer, and it took 2 years of complaining for them to even look at it. Our garbage disposal has never worked right and the list goes on! Our kids couldn’t even play, let alone walk around outside because there is dog poop everywhere! When I say they don’t care about their tenants, they truly don’t care! I tried calling them several times and emailing them as one last try before moving out and I got no response. NONE. Due to mold and our children’s health, we left. Moved out of the apartment and dropped the keys off just to be told they were sending us to collections because we didn’t give a 30 day notice? Not even given a bill or anything? What a joke! We have been in contact with a local attorney, the health department and the news! Avoid The Villas At Bailey Ranch at all costs!!

Review: Since for some reason my wife's review has either been hidden or deleted, let me go over what we've been through while we lived at these apartments. As my wife previously stated these apartments will do anything to get a dollar out of you. We were given a notice to replace the blinds and remove our balcony lights. 50 per blind & 25 for our lights. But again others can have things hanging from theirs and our neighbors have broken blinds that weren't replaced. Another thing is my wife communicated with the office manager Megan ( see photo for proof) that we'd like a final walk through prior to move out so we can make sure everything was up to their standards absolutely no response was recieved. Fast forward to us receiving our itemized statement we were charged 150.00 for blinds when we specifically asked for the walk through to avoid that charge we replaced all but one and were advised it's not one they use. Had we been advised what was their approved type was we would've replaced them. They took nearly 600 dollars of our security deposit. You can put a work order in but you will have to be on them to get anything done. They're very worried about the appearance for their future residents but if you look closely you can see the buildings trim is falling apart, the appliances need to be up to date the tubs will chip from use and water will get onto the floor by the tub to where it lifts the cheap stick down vinyl flooring.These apartments are no where near worth the prices they're charging. I highly suggest anyone whose interested to consider the apartments across from this property. Multiple of my friends and family live there and they've had no issues whatsoever.

Review: ***Update***I recently asked about some issue that I was having with my deck. The nails were coming up and actually got a hole that you could see right through the deck from the second floor. Not even a week later I have a BRAND NEW DECK! WHAT!!! Hell yes, these people are AMAZING! Brandon was top of the leader board when it came to everything! He was nice, helpful and did an amazing job. Please, if you have had a bad experience with your current apartment, I would highly recommend living at The Villas At Baily Ranch, not to mention that the management is the best people that I have ever had the pleasure of dealing with! Love you guys!Please see the attached pictures!I have lived here several years now and call this place “Home”, everyone from management to maintenance are just simply amazing! I have no clue why this place does not have “5” stars!?!?!

Review: First and foremost this review is not aimed towards the staff in the front office. I can't say anything but great things about them and how quickly they resolved issues. The problem lies with moving out of this place. As someone who prides themselves on having a clean apartment and taking care of their things, I was charged $240+ after move out and not given my $100 security deposit back. The maintenance man inspected my apartment prior to move out and said to me that I wouldn't be charged for blinds or paint because everything was well kept and the blinds were just old. Surprise surprise they tried to charge me $50 for blind repairs and $250 for carpet cleaning??? I don't care about a $100 security deposit, but the principle here that no matter what you do or what maintenance tells you, they will try and get whatever they can out of you once you leave. I was fully planning on leaving a great review for the staff, but after this move out experience it just adds a whole new headache for no reason. They also warn you that you have 30 days until they send you to collections and to email them disputes, but then don't respond to your emails.Also in terms of moving in, the following issues were noted on my initial walk through: damage to the windows and blinds (I have picture proof & time stamped from that day), bottom rack of fridge broken and cracked (images as well, time stamped), leaking faucets (images and time stamped), bath tub peeling(time stamped and reported), and paint and other odd residue on light switches and paint on the carpet around the edges. Many of the issues I reported and told them "hey I don't mind if you don't fix it, but please make sure to not charge me for these as damages later on during move out" they said they wouldn't and not to worry and as we know that wasn't true, because they charged me. Side note, they list these charges but give no proof.Update: They will respond to your google reviews but not your emails after they tell you to email them. I'll be adding the damages photos here so you all know what to expect on move in!

Review: This place has been an absolute NIGHTMARE! First off, the office staff called and harassed me, an autistic disabled man, by claiming they had a video of me setting a fire in one of their dumpsters. (They did not, and had called and harassed every single person in our building looking for a confession. Which is ILLEGAL! Falsifying evidence is illegal! Thankfully my advocates were able to come to the office and sort things out. I had a dangerous BP spike after the harassment and almost had to go to the hospital because I have heart problems. They said they'd call and apologize but they never did! Secondly our apartment flooded SEVERAL times! They told us AFTER we moved in the apartment had a history of flooding! The apartment was also FILTHY when we first moved in. Everything was greasy and the blinds were covered in dead bugs. Besides the constant flooding by the front door, our upstairs neighbors also flooded our apartment at 2 AM by dumping grease down their sink and it ruined our livingroom! Our apartment smelled like a rotting corpse for 4 days before they cleaned the carpet! They butchered the carpet and left fans on it for 4 days and didn't move us to a safer location! The carpet was a tripping hazard for 2 DISABLED people with bad legs! (My wife and I) We and our service animals were stuck in the bedroom and all 4 of us got sick! WE HAD TO CLEAN ALL OF THE GREASE THAT COATED OUR ENTIRE KITCHEN BY OURSELVES! IT TOOK 6 HOURS! WE ARE BOTH DISABLED! They took days to replace our dishwasher that was full of grease water from the flooding too! It smelled like a rotting corpse and made us so sick! They also accused us of dumping chicken in our sink and threatened us trying to get a confession so they could charge US for the flooding! Our upstairs neighbors made lots of noise and smoked pot inside, and the office NEVER enforced ANY rules! The yard is full of dog poop and we've slipped on it several times! The place is FLEA INFESTED and their yard needs to be flea treated! Our service animals didn't have fleas before we moved in and after we moved in they had a full blown infestation! NOTHING would get rid of the fleas! The apartment manager never sent pest control to take care of the fleas either! We were covered in bites! We called about it SEVERAL TIMES and were told they would send the guy out but never did! We were also told WE would have to pay for flea treatment ourselves! We went to the apartment manager Megan (IN PERSON) more than once with requests and complaints and she said she'd fix them. Well according to April, Megan NEVER EVEN WROTE ANYTHING DOWN! "Well we don't have any of that in your files... Well that was never submitted..." Yes, it was! They're just EXTREMELY UNPROFESSIONAL! Drunks would also scream profanities and race their vehicles in the parking lot most nights! We had our bumper torn off by one of them and damage to our car! We had to call the police. Most of our appliances were also outdated and didn't work either. Our washer and dryer didn't work and we were told by maintenance that "unless it's an emergency Megan won't replace them" so we were spending an extra $200 - $350 A MONTH on laundry! Our oven was full of rust! Mold was everywhere and we constantly had to clean it! Their tap water is also disgusting! It comes out milky white and broke us out in rashes and made our hair fall out when we took showers. (Tap water pictured below from when we washed a pet bowl. We have pictures of the hair loss and rashes too!) Today was the final time they would screw us over! They sent us an email saying we had 30 days to pay our move out fees before they sent it to their collection agency, and when we went to pay them today (with money orders) they told us they had already sent everything to their collection agency and the email is outdated. We had to go have the money orders canceled and that was a big mess! Below I'm attaching pictures of some of the things we documented. With paying extra for laundry, we could barely afford to eat! These people are shady and over all not worth your time or money.
